There are two are ways you can go about building Regulation Applications -

 

  • Building Notice
  • Full Plans Submission

 

Full plans submission involves an architectural designer taking the planning permission drawings and developing them to meet the building regulations. While foreseeing any possible problems and considering the most cost-effective type of construction. 

 

They are then sent to the building inspector with structural calculations where they can confirm your proposals meet the requirements or make comments if not.

 

When obtaining quotes from builders, it's essential to have construction drawings for you to be able to know the builders are quoting for the same thing. If not, a builder will simply price on a m2 basis, and this can vary from £1500.00 - £3000.00 per M2. Essentially making them un comparable.

 

A building notice means you notify the building inspector you have started building based on the planning drawings alone. This route is almost always problematic and should only be used for the simplest of flat roof box extensions.
